A little while ago CheckMyStreet conducted a small survey asking estate agents and property professionals about what impact certain characteristics has on perceived property value. There were six categories of interest:
- Local amenities
- Crime Rate
- Sales/Rental demand
- Council Tax
- Letting Performance
- Sales Performance
Unsurprisingly the most clear answer was Local Amenities with 70% of responses rating this between 7 and 9.
Crime rate was another deciding factor in our research showing a wider cluster of responses from 4-10, with most answers being close to 10. You can see current crime rate per postcode on CheckMyStreet.
Sales and Rental Demand
Demand attracted over 60% of votes between 9 and 10 as having the most impact.
Council tax, often forgotten and thought at very last moment attracted middle ground with 68% of responses between 3 and 6
Estate agents and property professionals placed lettings performance between 5 and 10 at 86% of all responses. However the cut isn’t quite clearly seen as the distribution is over 5 weighting points.
Sales performance sees a similar distribution but with 92% of responses being withing the 5-10 cluster. This is the most concentrated cluster of answers we have received making this factor probably the most significant.
